The ConsensusDocs 270 can be used with a ConsensusDocs 200 standard agreement, for private construction work when the project is competitive bid. It addresses pre-bid procedures by providing Owners of the construction project an opportunity to instruct a Constructor on how they will submit a bid and how the Owner will make an award.

The ConsensusDocs 271 is to be used for a capital improvement for public works when the project is competitive bid. It addresses pre-bid procedures by providing Owners of the construction project an opportunity to instruct a Constructor on how they will submit a bid and how the Owner will make an award.

The ConsensusDocs 280 establishes the date of substantial completion of the work or a designated portion of the work for which an Owner may make unscheduled beneficial use of a project. It must be signed by the Constructor and the Owner and will trigger the release of retainage in accordance with the contract documents.

When the parties agree that the construction project work is complete, the ConsensusDocs 281 establishes that final completion has been achieved and identifies the date of final completion. This document triggers the release of retention that is withheld at the substantial completion phase.

The ConsensusDocs’ 290 is the only standard construction guideline to help request information from the Owner of the project regarding project financial information. It provides instruction on how the Constructor can obtain the information that provides reasonable assurance of payment by the Owner for work performed by the Constructor.

The ConsensusDocs’ 290.1 can be used by a Constructor to request specific information about the Owner’s legal structure, land ownership, financing, and insurance matters to better assess the Owner’s ability to pay under the agreement for a construction project.

The ConsensusDocs’ 291 is a standard application payment form for construction projects that are cost of work, plus fee, with a guaranteed maximum price (GMP). This standard application for payment form facilitates the calculation and documentation of progress payments. The application tracks approved Change Orders and retention as well as stored materials on site.
